Water ingress inside the property often originates somewhere else on the roof. A common problem is the deterioration of mortar between the ridge tiles or verges or cracked lead in the valleys. If there is a deterioration of roofing felt or none at all in older properties water will track it’s way in often from a considerable distance away. Older style bitumen felt often frays where it meets the perimeter walls of the house and any water then leaks down the inside of the wall or cavity. If this is the case the timber wall plate and rafters often suffer damage and can be replaced with a roofing trim.
Any cracked tiles are replaced and refitted with slate hooks.
